Details of the property

Building specification

The apartment complex will be built by the contractor Edil Casa di Aladino Grupillo & C. s.a.s.

The residential complex will have 5 blocks (A to E) with 3 floors and an attic each. They will also have certified lifts and a shared 18x12 m open air swimming pool. There will be gardens with small plants that form pleasant surroundings around the complex.

The complex will have a total of 74 apartments, with blocks A, B, C having 12 apartments each, D block with 22 apartments and the ‘C’ shaped E block having 16 apartments. The construction will conform to the following specifications.

The external walls will be made up of 8 to 12cm thick hollow bricks on the outside and 8cm thick blocks on the inside with a cavity between them as thermal gap for a total thickness of 28 to 30cm. Cement/lime mortar will be used for laying the bricks.

The internal dividing walls will be made up of 8cm thick hollow bricks with cement mortar lining. The sloping roof will be made of reinforced concrete and Greek / French type tiles and will be of top class construction with waterproofing membrane, down pipes, gutters etc.

The outer walls will have cement lime plaster and breathable silicon coating for protection while the inner wall and ceiling will be plastered with cement and lime. The floor will be covered with enamelled stoneware tiles with neutral colour and matching skirting. The bathroom will have walls covered with quality ceramic tiles up to 2m height while the kitchen wall will be covered up to 1.6m height.

The doors and windows will have steel frames built into the wall and aluminium frames fixed to them on the inside. There will be aluminium shutters fitted on the outside with handles, seals and glass as per design. Single panelled solid reinforced doors will form the entrance doors while the doors inside will be wooden doors as per specification.

The staircase will have handrails made of steel sections and painted with coats of rust proof paint and synthetic enamel paint of chosen colour. The water supply and drainage system will be made of top class material appropriate for indoor use. The pipes will be made of multilayer copper and PVC and the drain pipes of PVC fitted with gaskets. The water heater will be fitted at the cost of the buyer while there will be a control unit running into the kitchen and bathroom as per original design in each apartment. For more than one kitchen/bathroom, the extra cost will be billed to the buyer. The taps will have single chromium plating.

The main rooms like bedroom and kitchen lounge will have air conditioning system pre installed. The gas distribution system will have piping installed from the balcony to kitchen. The outside piping and any connection cost with the mains is payable by the buyer. EU regulations will be fully complied with for the materials and installation of the electrical system.

All the electrical, telephone, interphone and terrestrial TV systems will be fully certified as per law by the installer. With all quality checks and stringent standards in place, the complex is expected to be a prestigious one.
